Sounds like you are doing your realtor's job. Is completing the paperwork really worth paying them the 7% commission? They don't seem to do much else these days.

What have you done with the house to add value? When someone looks at buying a house, the most important things to them are generally the kitchen, master bedroom, and bathrooms. You might want to update some kitchen appliances and lighting throughout the house. Another great way to add value to the house is by re-painting.

Yeah Dude. Everything that you have mentioned has been done...along with adding stainless appliances, new carpeting in all the carpeted rooms, and a new hot water heater.
